SCENARIO:
After selling another unit in the building, we were approached by a neighbour who was interested in selling her spacious 3-bedroom, 3 bathroom condo. She was planning to make a move outside the city and was faced with the age-old dilemma: do you buy first or sell first? In this case, she decided to buy first – and a quick closing on the purchase meant we had to act fast to get this property listed for sale.
CHALLENGES
- Higher Than Average Maintenance Fees: Although the unit offered over 1500 sf of living space the maintenance frees in the building were above average – a potential obstacle for buyers.
- Special Assessment: The building was facing a special assessment related to windows needing to be replaced throughout the building. We would have to figure out a way to navigate this potential obstacle for buyers.
- Space: Having over 1500 sf allows for the collection of a lot of things! We would all have to work together to edit the space to show how large it really is.
RESULT:
We are happy to report a firm sale in less than a day, and for the full asking price! Most importantly, our client was able to proceed with the purchase of her other property without worrying that her condo wasn’t sold!

HOW WE DID IT
Before: The room was being used as a craft space which was making it look smaller than it actually was.
After: Our talented staging team brought in a bedroom set, and de-cluttered the space. Ultimately, making the room appear more spacious to potential buyers.
Our staging consultant saw a black door and wanted to paint it white. Although the black doors looked very chic, the new, fresh white doors really opened up the space!
Pink tiles. They were a thing in the 90’s. Not so much anymore. We called in our flooring expert from Toronto Flooring Solutions and they were able to install a beautiful, modern floor to make this pink disappear!
