THE SCENARIO
The owner of this timeless mid-century modern home, Gerry, contacted us to sell. He had lived in the home since 1970, and understandably had an emotional attachment to it. In addition to calling it ‘home’ for over 40 years, the home held special historical importance as it was designed by renowned architect Henry Fliess, and was the very first home built in Don Mills – Canada’s first fully masterplanned community. Despite this, Gerry was ready to say goodbye and make the move to the west cost to be closer to his family in BC.
THE CHALLENGES
SPED UP TIMELINE: Our client’s initial plan was to list the home in the spring, and to have a long closing in the summer. This would allow him enough time to look, and find a new property in BC. But during a family trip to BC over the holidays, Gerry fell in love with a property and ended up placing an offer on the home. Much to his delight, the offer was accepted! The purchase included a condition that gave Gerry 30 days to sell his current home (often called the “SPP Clause” – Sale of Purchaser’s Property)…now we had to get cracking!
MARKET CONDITIONS: In the 6 months leading up to the sale only 17 of 56 property listings resulted in a successful sale*…that means that 70% of property listings were left unsold and left us wondering how we could market the home to stand out, and not fall victim to this statistic.
RESULTS
We made sure we were putting our best foot forward by having our talented design team in to stage, and prep the property. We even decided the proper strategy for this property is to list, and withhold offers for a period of 1 week.
After the week, we were successfully able to bring 2 offers to the table on offer night and sell for 97% of asking. More importantly, we had a firm sale that allowed our client or move forward with his relocation plans!

After: Our stagers cleared out the unnecessary items, brought in a sleek side table, and opened up the space.
Before: The space was crowded with oversized furniture and family memorabilia.
After: The room appears much brighter and spacious. They brought in sleek photographers, modern furniture and de-cluttered the memorabilia.
