Done Deals: 333 Cleveland Street

SCENARIO:  A quintessential Toronto semi in the same family since it was built in 1935. The decision to sell was not easy. Our job was to make it as seamless as possible.

CHALLENGES:

  • End Users Over Investors: Buyers love shiny, new finishes and (unfortunately) do not always place importance on mechanical/structural updates – and that’s exactly the situation we faced with this home. Our goal was to target end user buyers for two reasons: 1) The transition for the Sellers would be much easier knowing their family home would be in good hands; and 2) End users are more likely to pay the best price versus investors/renovators that have to consider profit margins.
  • Media Influence:

    GTA home sales down 40 per cent in March compared to last year, report shows

    This was the headline of an article in The Toronto Star on April 4, 2018 (just one day after we listed!). Although the real estate market was showing signs of strength with three consecutive months of price increases, headlines such as this can have a serious impact on buyer confidence levels.

  • A House Full of Memories…and stuff: There was literally a lifetime of items in the house that would have to be sorted, de-cluttered and moved. As the clients were downsizing, this process was inevitable but not easy from emotional and logistical angles.

RESULT:

The highest sale price EVER for a 3-bedroom/1-bathroom semi-detached home on the street! In fact, it was the highest price in the entire neighbourhood (Davisville Village) for 2018 YTD.

Interestingly, on our original offer night, we received 3 offers but none were quite to our satisfaction. We didn’t panic, instead we re-listed at a higher price and sold just a few days later with multiple offers again. In this case, rejecting the original offers was a difficult and gutsy decision – and one that our Sellers relied on our expertise. We’re happy that it all worked out!

We also achieved our goal of selling the home to an end-user buyer – a wonderful young couple that were ecstatic to learn their offer was accepted.

 

HOW WE DID IT

This was truly a team effort and everyone involved in the process of this sale deserves credit.

Our staging consultant helped set up a plan of action. The Sellers worked tirelessly to de-clutter, edit and decide which items they would keep and which could be donated. Our moving team took items to be donated and stored the rest for the duration of the sale. Painters patched holes and added a couple of fresh coats to tired spaces. A handyman fixed minor items that could impact a buyers’ first impressions of the home. Our staging & design team brought in modern and contemporary furniture that made this ‘normal’ house look like a model home. Talented photographers made the house shine with beautiful photos that captured each space. And we tied it all together with a comprehensive marketing plan to achieve a successful sale.

AFTER: Our talented stagers and designers brought in modern furniture to create a space that would welcome anyone.

BEFORE: The kitchen was filled with items that made it appear smaller than it was.

AFTER: The clients worked hard to edit the space and remove any unnecessary items- this made the space look much brighter, spacious and welcoming to potential buyers!

BEFORE: The clients were using this spare bedroom as a home office.


AFTER: Our talented team de-cluttered, moved out desks/bookshelves and brought in a bedroom set to show just how spacious this bedroom could be.
