The Scenario

This home was an investment property that had tenants living in it for years. Due to circumstances beyond the owners’ control, it was now time to sell. Understandably, the tenants were upset by this news. And we had a challenging and sensitive situation on our hands that required careful navigation.

Challenges

  • Tenants: The family living in the home had been long time tenants and were understandably upset about moving. We were sensitive to the fact that this transition would be difficult and having the home on the market would be an inconvenience to their every-day life. Our goal was to minimize the inconvenience and (hopefully) get them on board for viewings, open houses, and general maintenance of the home throughout the sale.
  • Pets: Pets bring so much joy to peoples lives…but when it comes to selling a home, having pets presents a challenge. In this case, we were contending with a BIG dog with a mean bark (but once he knew you, he was the sweetest pooch!).
  • Mortgage Rule Changes: There was some chatter in the media about upcoming mortgage rule changes. At the time, we didn’t know what to expect but we knew there was the potential for a market slowdown. With the impending rule changes and drop in showing activity, we had to be strategic in our pricing and offer presentation process.

Result

Although showing activity had dropped considerably with the media buzzing about mortgage rule changes, we managed to get bring 3 offers to the table and sell this home for a phenomenal price!

Inside Scoop

The highlight of this sale was that by the end of the process, we won over the tenants. We were able to work out a viewing schedule with them to minimize the distruption to their schedule. We even kept their dog happy by hiring a local walker to keep him preoccupied. In the end, all parties were happy, and the sale went through without incident.

How We Did It


The tenants did a wonderful job of maintaining the property for viewings, and open homes, while on sale. We brought in our stagers just for picture day to make sure beds were dressed and everything was in order.


We brought in stagers, movers and professional photographers to bring out the best in it.

Lucky for us, the tenants had great style and some lovely pieces that worked well with the space .
