Scenario: An amazing opportunity in another city made the family that lived in this beautiful Monarch-built home decide it was time to move. But, relocating didn’t come without challenges…especially in a changing market.
Challenges
-Market Conditions: A huge number of inventory was sitting on the market. With buyers taking their time to put in offers, and plenty of homes to choose from, we knew we would need to find a way to stand out.
-Demographics: The neighbourhood was attracting predominately Asian buyers. The Ontario governments’ recent implementation of a foreign buyer tax coupled with increased difficulty moving money out of China, had significantly slowed down sales in the area.
-Superstitions: The house number was seen by some as carrying bad luck. This may have warded off potential viewers, who wouldn’t want to live in an ‘unlucky’ home.
-Space: With such a large space, we would need to make sure every inch was picture perfect. This meant hiring stagers, painters, and cleaners to have it look its best.
The Inside Scoop
Within the month’s leading up to the sale, there was more inventory on the market. Buyers we’re taking their time to make an offer, and lost the urgency we’d seen in previous months.

How We Did It
Before: The room would need to be painted, staged, and de-cluttered for buyers to see its full potential.
After: The room became spacious and bright.
Before: This unorganized room was being used as a home office.
After: Buyers can now see just how spacious and bright this bedroom can be.
Before: The basement was being used for storage, and was missing a cozy touch.
After: Adding inviting furniture and artwork transformed the space into a great entertainment centre any family would love to have.
Before: No one would want to use this cluttered room in the basement as a bedroom.
After: Clearing out this space easily transformed it into a quaint spare-bedroom.
